Building Renovation
The Bay Area Headquarters Authority, located in downtown San Francisco, is an eight story, 240,000 square foot building built in 1942 that recently went through a $73 million makeover. Vista Environmental Consulting (Vista) was the sole environmental consultant for this multi-faceted long-term, large scale urban project. We first performed a comprehensive hazardous materials survey report for the building, taking into account available historical data. A wide range of issues had to be dealt with, including asbestos containing materials, lead based paint, pesticides, PCB’s, metals, acids, petroleum hydrocarbons, worker health and safety, indoor air quality, and waste characterization and minimization.
Vista successfully staffed and responded to fluctuating schedules and issues as they arose on this job. Not only were routine large scale asbestos and lead removal expeditiously managed, but numerous environmental issues were also successfully managed, including soil issues, waste characterization and acid lines. We responded to Indoor Air Quality concerns from sensitive on-site tenants and performed air monitoring for various parameters, including NO, NO2, CO, CO2, silica, total dust, respirable dust and comfort indicators.
Vista conducted extremely sensitive meetings to plan IAQ testing parameters with tenants, federal agency representatives and the contractor. Vista generated the hazardous material inventory report for the building, oversaw and managed the removal of approximately 5,500 square feet of vinyl floor tile, > 200 square feet of TSI, and > 100,000 square feet of LBP on concrete, and were able to minimize the costs of waste disposal.
